On Tuesday, November 7, residents of WDC School District will vote on two ballot questions to invest in our schools. If one or both questions are approved, the investment(s) will be supported by a property tax increase.

NOTE: Agricultural property will pay taxes for the proposed operating referendum based only on the value of the house, garage and one acre. Seasonal recreational residential property (i.e., cabins) will pay no taxes for the proposed operating referendum. If you own any agricultural property, please use the Agricultural Property section below for all of your properties (regardless of classification). Do not use the Residential Homestead Property calculator as it may not provide you with an accurate estimated tax impact calculation.

Do you own agricultural land?

Minnesota’s Ag2School tax credit lowers the tax impact of school bond questions for agricultural landowners. The tax credit is a 70% credit provided to all agricultural property except the house, garage, and one acre of land surrounding an agricultural homestead. Ag2School will pay for about 15% (or $2.7 million) of the $17,745,000 bond amount.

Ag2School is an automatic dollar-for-dollar credit paid directly by the state. No application is required.

Additional tax credit and deferrals

Minnesota offers additional tax credits and deferrals that may further reduce your tax impact. These credits and deferrals are subject to additional qualifications and are not automatically factored into the tax projections provided by the tax calculator.

Minnesota Homestead Credit Refund

This long standing program, also known as the “Circuit Breaker” refund, is intended to reduce tax burdens for homeowners with relatively low incomes and relatively high property tax burdens.

The Homestead Credit is available annually to owners of homestead property with household incomes of less than $128,280, and applies to taxes attributable to the house, garage, and one acre on agricultural homestead property. The credit provides taxpayers with a refund on a sliding scale, based on your income and your total property tax burden. In 2023, state lawmakers increased the maximum refund by 20.572%. Special Property Tax Refund

If your total property taxes increase by more than 6 percent from one year to the next, you may qualify for a special state refund equal to a portion of the increase. There is no income limit for this refund. To determine eligibility and refund amounts, complete Minnesota tax form M1PR.

Senior Citizen Property Tax Deferral

If you are 65 years or older and have a household income of $60,000 or less, you may be eligible to defer a portion of the property taxes on your home through the Senior Citizen Property Tax Deferral Program. This program limits the maximum amount of property tax you pay to 3 percent of your total household income. This ensures that the amount of tax paid will not change for as long as you participate in this program.
